Experience has shown that construction projects can be influenced the most in terms of costs at the beginning. Development and planning determine the costs that arise during subsequent implementation. This opportunity to exert influence diminishes rapidly with the start of implementation planning. Early coordination has many advantages: Taking advantage of optimization opportunities and minimizing risks.
In practice, however, there is the problem of interface losses. For example, if too many project participants, such as developers and planners, communicate too little with each other or are not coordinated well enough. Not everything that is possible in terms of planning and construction is also the best and most economical solution. If you don't check and explore the optimum, you risk later quality defects, time losses and possibly exploding costs.
This is precisely where our partnership model comes in: The construction company brings together all the experts required for a construction project. From technical engineers and planners, to real estate experts for project development and management, through to project management in the construction phase - thanks to this closed competence chain from OTTO WULFF, interface losses are avoided.
The range of requirements for construction projects is so extensive that individual project participants can usually only cover part of it. This entails the risk that projects are not optimally planned, coordinated and implemented in an economically sensible manner. This happens, for example, if trades are not managed sufficiently, synergies are not utilized and details of the rules are not checked and modified from a cost and construction point of view.
The recipe for success for construction projects therefore includes good technical preparation - the core competence of OTTO WULFF's technical office. The aim of the civil engineers and technicians there is to make even unusual designs buildable and to promote architectural diversity - one of the key tasks of the coming years. In practice, the experts check down to the last detail what clients and architects want, whether the ideas are technically feasible and in line with the specified budget.
This consulting expertise of the technical office can also be commissioned as part of the partnership model. Structural calculations, formwork and reinforcement plans - OTTO WULFF engineers implement the ideas of clients and architects using state-of-the-art CAD workstations and pioneering technologies such as Building Information Modeling.
